Thonglor: one of Bangkok's most expensive neighborhoods

As one of Bangkok's most sought after residential areas, Thonglor will continue to see rising land and residential prices.

Thonglor Road is a two-kilometres strip featuring a variety of fantastic cuisine and restaurants, chic cafes, hip bars, stylish boutiques, creative community malls and luxury residential complexes lining both sides of the route. This vibrant location has been popular among affluent families, the new-rich and expatriates--particularly Japanese expats.

From generic to glamorous, Thonglor has become one of the hippest residential areas and is highly desired by new tycoons, successful entrepreneurs, young executives, superstars and celebrities when they want to find a place to call home. Due to few plots of land available for high-rise residential complex development, land prices on Soi Thonglor have risen by over 200% over the past five years. Recently, some land plots located between Thonglor BTS Station and the middle of Soi Thonglor were sold at prices of between 1.2-1.3 million baht per square wah--far higher than the Treasury Department's 2016-2019appraisal prices of 420,000 baht per square wah.

The rise in land prices has resulted in an increase in prices of new and resale condos. According to property consultant Colliers International Thailand, average condo prices in Thonglor are the highest in the Sukhumvit area due to a number of new, high-priced projects launched in the past two years with prices in excess of 200,000 baht per square metre. Last year's sales rate of condos in the Thonglor area was also healthy at 88%. With strong demand for residential units coupled with the development plan for the Grey Line monorail from Lat Phrao to Rama IV, land and condo prices in Thonglor will continue rising for the foreseeable future. It is also a worthwhile area for investment due the scarcity of residential stock and freehold land coupled with international demand bolstering long term price growth.

The past year saw a lot of new condo projects launched on Soi Thonglor, mostly from large developers. Most of the newly launched projects had a selling price of over 300,000 baht per square metre, such as Sansiri's Khun by Yoo at 360,000 baht per square metre. The developer also plans to launch its super-luxury The Monument Thonglor project in the near future, which is expected to fetch more than 400,000 baht per square metre. Land & Houses Plc launched The Bangkok Thonglor on Thonglor Soi 5, with selling prices averaging around 350,000 baht per square metre.

Pruksa Real Estate Launches The Reserve Thonglor 2 as the First Masterpiece in Thonglor Area.

Recently, Pruksa Real Estate acquired a prime plot on Thonglor Soi 2 where it will develop The Reserve Thonglor 2, billing it as the first project in the premium segment with attractive packages to target young successful entrepreneurs and affluent professionals who prefer the social life and lifestyle in Thonglor. Prices for a 2 bedroom unit starts at only 17 million baht, or approximately 250,000 baht per square metre. Under the concept ‘Reserve Your Nature,' the project is designed to bring nature into every single detail of the project, including a water channel with the flow of water from inside to outside the building, designed by a world renowned landscape architecture company.
