The Las Tortugas condominium project is just over 10 years old and located less than 10 minute drive south from the HuaHin town center. South HuaHin is rapidly developing with new hotels, condominium projects, golf courses and shopping malls coming up in addition to multi lane highway access to town. There is also the new railway link which will pass through the area, thereby accelerating its development.
Las Tortugas’s big attraction is the peace and tranquility of its beach: miles and miles of clean, white sandy beach, not spoiled by commercialization, which has impacted other beaches in the resort town. This beautiful beach is literally on your doorstep and is ideal for long walks. Alternately, you can grab a beach chair on the private boardwalk to enjoy the gentle sound of the waves or watch the sea from its beachside swimming pool.
The complex has also been extremely well maintained. Open areas are abundant and flushed with greenery, giving it a feeling of a seaside resort. There are multiple swimming pools to enjoy a quiet swim.
The unit was bought when the condominium was being built and the owners have not used it since then. It is therefore in excellent condition and fully decorated and furnished with required furniture, curtains, refrigerator, microwave oven and other kitchen requirements including utensils.
Owners live overseas and therefore will not be using the beautiful beachside condo in the foreseeable future. While the list price is very competitive, we will also entertain all reasonable offers.
Foreign nationals can be freehold owners of condominium units, in buildings where not more than 49% of the unit floor space is owned by foreigners. Units that are part of the Thai quota or are being leased for 30 years can be converted to the foreign freehold quota if that is currently below 49%.
Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.
In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name. The ownership titles of these 49 units is referred to as Freehold or Foreign Quota.
This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.
