The common area maintenance fee at Mali Signature is ฿13 per square meter based on the plot size of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.
Khao Tao Beach is the nearest Beach from Mali Signature and it is 6.4 km away.

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure. 

In Thailand non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years and most developers will offer 3 terms for a total of 90 years.

The village is well-organized, and the atmosphere is good. The common area provides a large garden and playground. Able to do the activities with family. The swimming pool in the house is also very large. It is a beautifully designed sitting area. The furniture provided is a fair grade, and I think it's worth the money. However, the disadvantage is that it is too far from the city and difficult to travel to. Also, there are no convenience stores nearby at all. It's about 5-6 kilometers away from the market and the city center, suitable for a vacation home or ideal for speculative purchases for investment.
