New community mall planned for Rama IV Road

After a 10-year hiatus, Athakravi Group, developer of the Manorom Building on Rama IV Road, will build a 2-billion-baht community mall nearby.

Suanplern Market, covering 11 rai opposite Maleenont Tower, will open in next year's first quarter.

Capt Atichart Athakravisunthorn, director of Athakravi subsidiary Athakehaputt Co, said the two-storey mall was designed under the "industrial loft" concept, replicating a railway station from bygone days.

With almost 10,000 square metres of space, more than 250 shops of all kinds will be featured including a Makro Food Service store occupying 600 sq m.

The mall will have parking space for 300 cars and create 500 new jobs.

Construction of Suanplern Market is 80% complete, while 60% of the retail space has been booked.

"We recognise the growth potential in the Rama IV area," Capt Atichart said.

"Homes and offices have limited space nowadays, so we want our community mall to become a second home where people can come to relax and enjoy activities together."

Suanplern Market will be easily accessible from the Expressway's At Narong exit onto Rama IV Road as well as from Asok Road.

Target customers are Thai families and expats living in the Sukhumvit and Rama IV areas and office workers within a five-kilometre radius from the project.

The company expects to tap 10,000 office workers from nearby buildings including the Esso Building, Maleenont Tower, Sirinrat Building, Manorom Building, Green Tower and TOT Plc.

Although close to Tesco Lotus and Big C hypermarkets, Suanplern Market will have different selling points and market segmentation.

Capt Atichart said 7,000 to 8,000 visitors a day were expected, while the project would break even in seven years.

The company will take in 150 million baht from rental fees annually.

The company has another 300 rai combined on Rama IV and Rama IX roads for future development along with 300 rai in Hat Yai municipality in Songkhla.

Athakravi Group has 48 years' experience in local real estate, developing office buildings and condominiums on Sukhumvit and Rama IV roads.
